"On a recent Thursday evening, music pulsed and LED lights blinked from lime green to electric blue to magenta at Peter Petrakis’s newly renovated shingle and stone farm ranch on 2.29 acres here. The house was the setting for an event called “Studio 54 Open House.” More than 100 real estate agents boogied on the dance floor and sipped wine by the 24-foot onyx bar in the lower-level nightclub...But the “Studio 54” event, sponsored by his real estate agency, Shawn Elliott Luxury Homes and Estates, had two purposes. Besides using the wow of a party to help sell the house, Mr. Petrakis was trying to drum up business for his passion, building nightclubs in homes...Increasingly, over-the-top open houses are about strategic alliances and collaborations as well as selling the house. In March, for instance, at an open house that drew 500 guests to a $12 million Upper Brookville mansion, Shawn Elliott teamed up with local Ferrari and Rolls-Royce dealers to display cars in the courtyard. Inside, a local billiards dealer had placed several pool tables for guests to play on...“Luxury feeds luxury,” Mr. Elliott said. “We all have the same customers, and the talent is hooking everybody up with everybody. At the end of the day, everyone benefits.”
Music producer Corey Rooney's grand home in Old Brookville, NY doesn't skimp on dramatic details. From the striking double staircase in the spacious entryway to the basement entertaining area (complete with a pool table, video games and movie theater), Corey's residence is anything but subtle in style. To wit: His shoe closet would inspire envy in any footwear fiend. And to make his commute a breeze, his production studio is located in his pool house. European influences both inside and out were the inspiration for this newly built two-acre estate in Brookville. From the lavish motor court with fountain and cobble stone porte-cochère to the interior French doors and archways, the architectural attention to detail is apparent.
The twelve-room, six-bedroom, six ½ bathroom home named “La Maison De Reves” (which means, The House of Dreams) is on the market for $3.999 million.
Philip J. Sutter, the architect and construction manager, says the vision for the residence came from Brookville’s legendary past. “Patrons awarding architectural commissions in the early part of the 20th century were becoming well traveled and versed in European art and architecture and wanted these classical design elements and artifacts incorporated into their homes.”
“Out of this world is the most common feedback I receive,” says listing agent Francine Eisenberg of Shawn Elliott Luxury Homes & Estates in Greenvale, adding “buyers are extremely sophisticated and quickly recognize this home’s value, quality and craftsmanship."
So, July 21 wasn’t exactly a red-letter day in your summer. Well, it might have been if you had been among the 400 or so guests at the party Shawn Elliott -- of Shawn Elliott Luxury Homes & Estates -- threw to celebrate the launch of the third edition of his magazine, Luxury. That magazine, Elliott says, celebrates the best of the best -- whether it’s cars, jewelry, fashion, restaurants or entertainment -- on the Gold Coast of Long Island.
This was just the most recent party in what is rapidly becoming a tradition for Elliott, who celebrates each edition with a great deal of hoopla. This time, there was a red carpet, complete with paparazzi; there was Champagne and caviar; outside there were Maseratis, Ferraris and Rolls Royces -- and a chance to test drive the Rolls if you were so inclined.
It all took place at the Ritz Carlton residences sales offices in Manhasset. Ultimately, there will be some 244 two- to three-bedroom condos in the community, says Elliott, ranging in price from $1.5 million to $5 million. It costs $50,000 to reserve an apartment, but as the project develops, additional payments are required, says Elliott.
While construction starts this fall and the condos are expected to be completed in two and a half years, partygoers got a sneak preview of the apartments, checking out a model of a two-bedroom unit.
These aren’t just any run-of-the-mill condos, Elliott says. Instead, he says, they represent the best Long Island has to offer. “These are the first of their kind on Long Island -- five-star homes. There will be an indoor and an outdoor pool, a private spa, a movie theater, and concierge service.” Newsday

Who puts a nightclub in his house? Peter Petrakis for one. And last night, the 38-year-old commercial developer opened the Old Brookville home to show it off to anyone in the market to buy a house who has $2.999 million to spare and wants to party all the time.
LEDs in green, blue, purple, red and yellow lit up the columned exterior for the occasion, a worthy welcome for the Realtors being bused from the nearby C.W. Post campus for the so-called "Studio 54 Open House." But it was the disco inside -- in what used to be the living room of the five-bedroom, three-bathroom, three-half-bath home -- that really got the party going.
Petrakis' broker, Shawn Elliott, says his client plunked $1 million into the space. There's a 24-foot, underlit onyx bar, LED strobe lights, a fog machine, a DJ booth, a wine cellar, a lounge, a movie theater, dancing poles and, for those really discriminating buyers, a custom-built wrought iron dancing cage with candles and crystals.
In a dramatic moment, dancers and drinkers stepped aside as the cage came down from the ceiling to scoop up a provocatively dressed model. After the minutes-long ride back up, she swiveled the night away, competing for attention the rest of the time with a DJ working the dance floor.
"Instead of going to the party, I always wanted to bring the party back home," said Petrakis, on why he built it. His inspiration? "It was a little bit of a lot of places I've been to," he added.
What kind of buyer wants to walk in the door and see a nightclub smack in the middle of the house? One Realtor had a theory on the shuttle back to her car.
"Too bad the Jets moved ... or LeBron isn't here."
As the snowbird flies, so will real estate broker Shawn Elliott.
Florida, which has one of the nation's highest foreclosure rates, is ripe for the picking, the Woodbury businessman believes.
So he’s trying to hatch a Shawn Elliott Luxury Homes and Estates office around Thanksgiving in Palm Beach, where he bought a second home two years ago, in Boca Raton. He's working to get his real estate broker's license there and negotiating to buy one real estate firm in the area, if not two, he said. He said he's also negotiating to buy an office building but mum's the location.
"Prices are like so beat up down there that you could steal things down there," Elliott said of homes. "It's unbelievable. Now I'm seeing a place that was 4.4 [million dollars] for 1.9 [million dollars]. I could probably buy it for 1.5 [million dollars]."
But he said the Florida market is not for flippers or short-term occupants. He estimated that it'll take 10 years for prices to appreciate back to normal or stable levels there, which means the market is more attractive for longer-term owner occupants.
The bi-state business would fit in with his firm, which focuses on high-end North Shore homes.
Elliott said his clients ask now and then about buying Florida homes but he can't do much beyond referring them to an agency licensed in Florida.
"So many of our customers from here sell their big homes here and buy big homes down there," he said. "Why not capture both ends of the market?"

A 14-room brick center hall Colonial in Old Brookville whose owner, producer and songwriter Cory Rooney, has entertained everyone from Beyonce to Mariah Carey to Mary J. Blige, has hit the market for $4.895 million.
Rooney has tricked out the mansion with a recording studio, a movie theater and a walk-in closet just for footware.
"He's got a sneaker closet where everything is labeled with Polaroids," says Shawn Elliott of Shawn Elliott Luxury Homes & Estates, who is listing the property with Andrea Attanasio.
Jennifer Lopez, who lives in nearby Brookville, gets her hair done at the home's barbershop. "She doesn't want to be seen or mobbed by people," says Elliott. Rooney was the executive producer of "The Shop" on MTV, which was based on a real barbershop he owns in Queens. Rooney co-wrote "I Need to Know" with Lopez's husband, Marc Anthony. The song won the 2000 Latin Grammy award for Song of the Year. He also co-wrote songs with Destiny's Child, Lindsay Lohan and Jessica Simpson.
Rooney's parents were in The Exciters, who performed with The Beatles.
The gated house was built in 2002 on 3.11 acres. "It's the epitome of luxury, from bathing in the sun in the Jacuzzi in the inground Grecian pool to even having a beauty salon in the home," says Attanasio.
The property also features a guesthouse with a kitchen, a basketball court, a golf hole, a double bridal staircase in the foyer and a SpongeBob Squarepants-themed rec room for kids.
Public records show that Rooney bought the house in 2002 for $2,627,750. Annual property taxes are $61,898.
His agents say he plans to stay in the area so that his children can continue in their private school.
The unheard of, at least in this market. "We sold three houses today," Shawn Elliott of Shawn Elliott Luxury Homes & Estates said Thursday.
The homes are in the 29-unit gated luxury community off Jericho Turnpike known as The Horizon. And the contracts were indeed signed Thursday, according to real estate records. The listing prices for the four-bedroom, 3.5-bath units were are $1.32 million, $1.39 million and $1.49 million. Taxes for each are $20,000 a year.
Located in the Syosset school district, the newly constructed Colonial-style homes feature three kinds of facades -- stone and stucco, stone and brick, or brick. All of them have walkout basements and custom detailing.
Elliott's agency took over the listing two months ago from Prudential Douglas Elliman Real Estate, he says. And records show that the firm also brought the buyers.
